Not everybody knows how our Guaranteed Rent Scheme works.

We do all the work, and you get guaranteed rent? It sounds too good to be true, right?

Well, it’s not.

How does it all work?

WHAT DOES URBAN LAND DO FOR ME?

We lease your property for a period of up to 5 years. (It is usually a 2-year contract). We sub-let your property to our local authority partners and we deal with all property management and tenant issues as they arise whilst you sit back and enjoy your guaranteed rent every month. It really is that simple!

Who will occupy my property?

How are the tenants selected?

Urban Land Management has a number of partnership agreements with local authorities across North London and East London. The local authorities will advise us who they will be placing into the properties that we manage on behalf of our Landlords.

What about tenant problems?

WHAT IF THE TENANTS DON’T PAY THEIR RENT?

When Urban Land manages your property there simply aren’t any rent arrears problems, and any issues raised by tenants are dealt with by us. You can leave us to handle all aspects of managing your property whilst you enjoy spending your valuable time doing the things in life that you enjoy!

How long will it take to rent?

I WANT MY PROPERTY RENTED OUT ASAP

There is a high demand for all types of properties, whether you have a studio flat or a 4-bedroom house. We are confident that we can quickly rent out your property (often in less than a week) as soon as we can confirm it meets all the necessary safety and condition standards.

What if my property needs updating?

CAN URBAN LAND HELP ME WITH THIS?

Yes we can. If your property needs updating we can help. All rented properties need to conform to safety and condition standards and we will provide you with an estimate of the anticipated costs of bringing your property up to the standard required for letting.

We can also arrange gas, electric and EPC certificates along with insurance cover.

What if my property needs furnishing?

URBAN LAND CAN ARRANGE ESSENTIAL FURNITURE

We can accept some unfurnished properties from landlords however, most of our tenants will need basic furniture provided.

At Urban Land Management we can arrange for budget priced, essential furniture to be provided. The costs of furnishing are the Landlord’s responsibility, so these costs will be deducted from your rental.
